About

I am Mandy Rutsch and I have been working in local authorities throughout the area, namely: – The Forest of Dean District Council; Stroud District Council and Monmouth Borough Council since 1982.

During this time, I acquired a post graduate diploma in Town and Country Planning from Birmingham Polytechnic and have been a member of the Royal Town Planning Institute since 1989, the professional body representing Town Planners in the UK.

Consequently, I have dealt with a full range of domestic, residential, agricultural and commercial applications and I am familiar with the issues commonly raised on these types of proposals.

I have prepared and submitted many planning appeals to the Planning Inspectorate, these include Written Representations; Informal Hearings and I have given evidence at a Public Inquiry.

The level of service offered can be tailored to the client’s needs, but can include: –

  • An informal consultation about the development potential of land or building this can be expanded to include representation, on your behalf to seek the informal view from the Planning Authority – up to and including the submission of a formal application and if necessary the submission of an appeal to the Planning Inspectorate.
  • If you have already received a planning refusal and want to appeal or negotiate an amended scheme this too can be undertaken on your behalf.
  • Have you been contacted by the local enforcement team and made aware that your works are unauthorised and want to regularise the situation, advice can be given and negotiations can take place on your behalf and if necessary an application made to try and regularise the situation.
  • Do you have work being undertaken at a neighbouring property or a current development proposal impacting on the future enjoyment of your property and wish your views to be professionally represented? We can help formulate the most effective response.
  • Are you a neighbourhood group who wish to be professionally advised and represented in any part of the planning process, this can be provided.
  • Advice on comprehensive range of planning proposals from domestic extensions; new dwellings; agricultural development; tourism proposals; renewal energy; commercial or retail schemes can be given and representation through the increasing complex planning system.
